Heartland Buys was founded by Rhen Bartlett and is run out of 358 St. Louis Street in downtown Mobile. We buy houses across Mobile, Baldwin and the Florida Panhandle — 300 and counting.

We're BBB A+ accredited, members of the Mobile Area Chamber of Commerce, and the "we buy houses" company you've seen on FOX10 and heard on iHeart. What you probably haven't seen is how much of our inventory comes from agents who had a house that couldn't sell. This program exists to make that systematic instead of accidental.

FAQ

The questions agents actually ask.

How am I paid, exactly?

On an off-market house, a 3% buyer-side commission ($2,500 minimum) is written into our purchase contract and paid to your broker at closing — it shows on the settlement statement like any other transaction. On a listed house, nothing changes: you keep your full listing commission and we're simply the buyer. We don't pay cash, gift cards or "finder's fees" outside of closing, because your license doesn't allow it and neither does our lawyer.

How does the Heartland Bonus work?

It's a volume bonus on top of your commissions. When your fifth referred deal closes, we pay a $5,000 bonus; when your tenth closes, a $10,000 bonus. Every closed referral counts — off-market or listed, flip, rental or wholesale. Like everything else here, it's paid through your broker.

Do I have to be the listing agent?

No. You can bring us a house you've never listed — a past client, a neighbor, a probate you heard about at the office, an expired you didn't win. If you have the relationship, you're the referring agent.

Will you contact my seller directly?

Never without you. You submit the property, we call you, you arrange the walkthrough. If your seller wants to talk to us directly, that's your call, not ours.

What if the seller is already in your system?

We tell you immediately — on the first call, not after the deal. If we've been marketing to that seller in the last 12 months or another rep is actively working them, we'll walk through attribution with you up front. We'd rather lose a deal than surprise a referring agent.

Do you retrade after inspection?

No. Our offer is made after a walkthrough, and the price we sign is the price we close at. The only exception is a material defect that wasn't disclosed and couldn't be seen — a foundation problem behind finished walls, for example — and we say that before anyone signs.

How fast can you actually close?

As fast as title can clear — we closed a Mobile house in six days this summer. Most sellers choose two to four weeks. If the seller needs sixty days and a leaseback, that works too. The seller sets the date.

What do you pay?

Investor pricing: what the house is worth renovated, minus the cost of the work, minus our margin. That's less than retail on a house that could sell retail — which is why we say list those. On a house that can't, it's often more than the seller will net after months on market, price cuts, repairs and a failed financing contingency.

I get the resale listing?

Yes. When we renovate and resell a house you referred, the listing is yours at our standard listing terms. It's the biggest incentive we offer and it costs you nothing to earn — bring us the house.

Do you buy mobile homes?

Yes, on owned land. Mobile or manufactured homes on rented lots are not a fit.

I have investor clients. Can they buy from you?

Yes. Agents who refer us deals get first look at our off-market inventory before it goes to the wider buyer list. Note it in the form or mention it on the first call.
